Line burial of public utilities proposed by the MCM Joint Distribution Pedestal™ concept implies that the municipalities win on two counts. Firstly, this concept permits the lamp post installed on the MCM pedestal to be connected directly to the network, thereby saving the prohibitve costs of a separate light pole infrastructure. Recent studies have demonstrated that a 50% reduction in costs for lighting infrastructures is realized with the use of the MCM concept. This is achieved because neither the traditional concrete base nor the power network for the lamp post is then required – an immediate direct saving for the municipality. Secondly, we must consider that the added value to the properties, when the services are underground, is generally of the order of 5% minimum, thereby representing additional tax revenues. A simple calculation demonstrates that a modest home originally worth $150, 000 would then bring an additional annual tax revenue of at least $75. An MCM pedestal feeding four homes then produces at least $3,000 of additional income over 10 years, thereby recapturing the initial cost of the lamp post and the energy consumed. Moreover, a net income is realized every year thereafter! This demonstrates that the added value provided by this concept is actual in terms of income for the municipalities as well as in terms of improved quality of life for the citizens.
